Andrew M. Ives

Andrew Ives concentrates his practice in two distinct areas. He has extensive experience dealing with the needs of developer and individual clients with their transactional real estate matters. He represents prominent South Florida real estate developers on complex commercial real estate acquisitions, construction, financing, and sales. He also represents individuals in their real estate acquisitions, planning, and sales.

His other area of expertise is in ad valorem taxation, where he represents property owners throughout the State of Florida before Value Adjustment Boards challenging the valuation of commercial and residential properties. Property types involved with such challenges include major office buildings, warehouses, apartment buildings, low income housing tax credit properties, full residential condominium buildings, hotel condominium buildings, hotels, retail shopping centers, vacant land, and hospitals, among others.

  • Representation of a condominium project in Miami in achieving reduction in assessed value in excess of $60 million.
  • Representation of major downtown office building in achieving a reduction in assessed value in excess of $32 million.
  • Representation of office/warehouse complex in Doral in achieving a reduction in assessed value in excess of $11 million.
  • Representation of land owner on Brickell Avenue in Miami in achieving a reduction in assessed value in excess of $17 million.

Commercial Real Estate

  • Representation of purchaser in the acquisition and financing of a downtown office building.
  • Representation of developer in obtaining in excess of $100 million for acquisition and construction loans for a condominium development.
